Imbedded into the existing urban infrastructure, major North-South streets are connected to the beach areas. New commercial/civic nodes are created at the current and proposed new train stations to reinforce and enhance the current urban patterns, and to improve the quality of life for the entire region.
All new buildings are designed to have zero-carbon-footprint taking advantage of the abundant solar exposure and sea breezes. Potential for local agriculture on shared green roofs, solar collectors to generate power for the entire peninsula, a new active sports area is proposed near P.S. 106, as well as a new school at beach 44th street hub.

Given the difficulty of transportation to this location from the Bronx, Manhattan, Brooklyn and Queens, a new transportation hub is proposed at Atlantic Avenue Brooklyn, with a high speed electric train line bringing East side and West side IRT subway lines and B,D,N,G,R,M,J,Z trains.
